Former Bramshill Hunt Public House
This page explains our plans for the former Bramshill Hunt public house, which has now closed.
A planning application for its demolition and replacement with a local convenience store was submittted to Wokingham Council in 2019 but withdrawn while we redesigned the building and the car park layout. A new application will be submitted with additional site surveys and information for the Planners.
In common with licensed premises across the country, trade had reduced over recent years, turnover had fallen and the pub had become increasingly unprofitable. The owners, Greene King had been unable to revive the business or sell the property as a going concern and the site had been allowed to deteriorate.
It has now been bought for redevelopment.
It is proposed to demolish the existing building and redevelop the site for retail use. This will comprise a new single-storey building, to be occupied as a small convenience store, open 7am-11pm, seven days a week. The store would carry a basic range of groceries including a range of fresh fruit and vegetables, ready meals, sandwiches & snacks, and beers, wines & spirits.
15 parking spaces (including one disabled) will be provided, with access from Bramshill Close. No access will be available directly from Baird Road. Servicing will take place from Bramshill Close also, using a reserved delivery bay at the side of the store. Deliveries will be carefully managed to causing avoid congestion at busy periods.
The existing trees on the site will be retained, and our ecology survey has confirmed there are no protected species on the site.
The Planning Application
Originally submitted in September 2019, the application was accompanied by existing and proposed plans, a tree survey and tree protection report, an ecological assessment, noise assessment and a transport statement. A Statement of Community Involvement was also submitted as a mandatory requirement of Wokingham Borough Council.
Following consultation, a number of comments were received and the application was withdrawn in order that the proposals could be altered and refined. The new proposals are of a similar scale, however the building has been redesigned and the car park improved.
It's expected that a new planning application will be submitted to Wokingham Borough Council early in 2020. In accordance with Planning requirements, we're seeking the views of the community before finalising the plans, so the submitted application might be slightly different to what you see here.
The application will be accompanied by a Consultation Statement explaining any changes made, as well as other reports including Design and Heritage Statements.
